Roof waterproofing cost in Pakistan (2026)

Published rates for the same job range from PKR 25 to PKR 500 per square foot. That gap isn't a pricing mystery — it's a difference in what's actually included. Here is the honest breakdown.

The short answer

For a typical residential concrete roof in Rawalpindi or Islamabad in 2026, expect PKR 120 to PKR 300 per square foot for a proper waterproofing system, and PKR 60 to PKR 120 if you are only adding a reflective heat-proofing coating to a roof that isn't leaking.

For a 10-marla house with roughly 1,000 sq ft of roof, that puts a full membrane system at PKR 160,000 to PKR 300,000, materials and labour included.

If a quote is far below the range, something is missing — usually surface preparation, reinforcement, or the second coat.

What each system costs

These are the systems we install and the rates we quote, per square foot, including material and labour:

SystemPKR / sq ftLife
Reflective heat-proofing coating60 – 1203 – 5 yrs
Cementitious waterproof coating90 – 1604 – 6 yrs
Polyurethane liquid membrane140 – 2405 – 8 yrs
Torch-on bitumen membrane160 – 3008 – 12 yrs
PU with fibreglass reinforcement220 – 3408 – 12 yrs
EPS / XPS board insulation200 – 50015+ yrs

What actually moves the number

1. Surface preparation

This is the line most cheap quotes remove, and it is the one that decides whether the job lasts. Old screed has to be broken out where it has hollowed, dust removed, cracks chased and filled, and a primer applied. On a neglected roof this alone can be 20 to 30 percent of the total.

2. Roof condition and ponding

A roof that holds water after rain needs its slope corrected before anything is laid on top. Water sitting on a membrane works at the laps and finds the one weak joint within two seasons.

3. Parapet length and detail count

Waterproofing is priced by area, but the labour concentrates at edges: parapet junctions, drain mouths, pipe collars, staircase walls. A roof with a long parapet and six penetrations takes longer than a clean rectangle of the same area.

4. Access

Material has to reach the roof. Where there is no staircase access and everything goes up by rope or a crane, expect a mobilisation charge. It is a legitimate cost, not padding.

5. Coat count and reinforcement

Two coats with embedded reinforcement is a system. One coat with a promise is a coating. Ask for the coat count in writing, and check whether reinforcement fabric is included.

How to compare two quotes

Put them side by side against these six lines. If a quote can't answer them, it isn't a quote yet:

  • Material brand and product name — not "good quality chemical"
  • Number of coats and total dry film thickness
  • Surface preparation — is breaking out and priming included?
  • Reinforcement — fabric or mesh, yes or no
  • Parapet and detail treatment — priced separately or included?
  • Warranty — duration, what it covers, and whether it's on paper

What about heat proofing?

Heat proofing is a separate budget line, and honestly the one more homeowners should spend on. A reflective coating at PKR 60 to 120 per square foot measurably drops surface temperature for three to five years. Board insulation at PKR 200 to 500 per square foot costs more but keeps the top floor cooler at midnight, not just at noon — because it slows heat transfer instead of reflecting it.

If your roof is not leaking but your top floor is unbearable from May to July, spend the money on insulation and skip the coating.

Do you need it at all?

Not every damp patch means a full roof. Most leaks start at parapet joints, drain mouths, pipe penetrations or hairline cracks, and a targeted repair with a membrane band costs a fraction of a full overlay. That's what the free inspection is for — and if the honest answer is "you need two bands and a tube of sealant", that is what we will write down.
